Payments - A rental deposit equal to 25% of the rental rate is required to secure the reservation. Check payments can be made to COZY CREEK VACATION HOMES or echeck, or credit card. We accept Visa, Mastercard, Discover, and American Express. A 3% 'Reservation Fee' is added if making a payment by credit card. E-Checks require the routing and account number to be given for processing. No payments will be ran until a guest rental agreement has been signed. When the balance is due, Cozy Creek Vacation Homes reserves the right to run the final payment from the credit card/bank account information on file, unless the reservation has been canceled 30 days before the arrival date. A payment receipt will be emailed to the guest each time a payment is made. Thirty days prior to the arrival date, the balance of the reservation is due and becomes non- refundable.
Cancellations & Refunds – We realize that unforeseen circumstances could cause you to cancel your reservation, therefore please note our cancellation policy below. Once the reservation has been confirmed, any cancellation will invoke the cancellation policy below.
Non-payment or receipt of rental agreement: It is at the discretion of Cozy Creek Vacation Homes that the reservation may be cancelled if the payment and signed rental agreement are not received within 3 days of reservation at which time the following cancellation polices will go into effect.
Cancellations within 30 days of arrival: The total rental fee plus all taxes, reservation fee and applicable travel insurance premium will be forfeited. If travel insurance was purchased, a possible claim for refund may be made through Travel Guard®. Cleaning fees and the security deposit (if chosen over travel insurance)will be refunded.CSA Trip insurance is available to cover trip cancellations. (Please inquire)
Cancellations more than 30 days prior to arrival: Guests will be fully refunded less a $50.00 cancellation fee and any applicable Travel Insurance premium.
Refunds - A refund check or credit to the credit card/checking account will be issued within 7 days of the time of cancellation notice.
Access & Keys - With a signed rental agreement and full payment, the 4 digit access code will be emailed along with final instructions for the property five (5) days prior to arrival.
Vacation Rental Damage Waiver - This Vacation Rental Damage Waiver covers unintentional damages to the rental unit that occur during your stay, provided they are disclosed to management prior to check-out. The waiver will pay a maximum benefit of $1500.00. Any damages that exceed $1500.00 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, a Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the waiver will reimburse the Person for the cost of repair or replacement of such property up to a maximum benefit of $1500.00. The waiver does not cover intentional damage. The Deposit Waiver Premium is $45.00. It is your responsibility to report unintentional damage that is caused to the Property you are renting. Acknowledging damages have occurred to the property during your stay will NOT BE REFLECTED ON ANY TYPE OF CREDIT REPORT but allows the management company to repair, replace, or restore the damaged items AT NO FURTHER COST TO YOU, THE INSURED GUEST!
Responsibility - Guest hereby assumes all risk of damage to any and all personal property of Landlord and Tenant, including household furniture and goods during such use and occupancy. Guest hereby assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.
Use - It is agreed that the Premises shall be used only for residential purposes, no animals (unless approved) and for no other purpose whatsoever. Guest in the possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the Premises or occupancy thereof. Guest further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancellation of any insurance policy covering the Premises. Smoking is not permitted in any residence. A $150 fee may be charged for ionization, if smoking in the property is detected.
